Placing your property in the Multiple Listing Service, exposes your property to all Real Estate Agents that subscribe to the service in the area, which is the majority. They will have instant access to the property information.  More than 4 out of 5 properties are listed on the MLS.  What many people don't know is that they can have the benefits of the MLS without paying a high commission.

A Buyer discusses their needs with a Real Estate Agent, the Agent then goes to their computer and searches the MLS for properties matching the Buyer's criteria.  If your property is on the MLS, the Agent will find easily locate it if it matches the buyer's criteria.

The Bottom line is that you can have the best of both worlds, you can sell your property without an Agent but still have several of the services a\Agents use to get exposure for your property and find a buyer.

  1. $600.00  Preparation of listing paperwork (state required seller disclosures), advertising in MLS, and Internet advertising. 
  2. $800.00 Preparation of listing paperwork (state required seller disclosures), advertising in MLS, Internet advertising, 2 day advertisment in the Gallery of Homes, Union Leader published on Friday and Saturday, sign on the property.
  3. $1,500.00 all of the above plus coordination of property showings and a lock box
  4. 1% of the contract sales price, all of the above plus preparation and review of contracts/addendums.
